OPTIONS COORDINATOR

Primary Responsibility: All aspects of the options process with regards to the Construction/Purchasing Departments.

Reports To:

• Vice President of Operations

Specific Responsibilities:

• Produce initial option list to be sent out for bidding purposes
• Maintain top 5 Customer Satisfaction as measured by Eliant for Options/Design center
• Visit competing projects to ensure current offerings are consistent in the market
• Meet with supplier regularly review the options program for current market trends
• Compile costs from subcontractors already under contract for that project
• Continue to monitor option costs from subcontractors during production
• Prepare Option Pricing Spreadsheet
• Download options retail prices into JDE options master
• Download options contract prices into JDE contracts
• Download option retail prices and option numbers to ICMS
• Produce FINAL Option List
• Training of sales agents and management of 3rd party designers on all aspects of Option program
• Inform Sales/Marketing department if retail prices need adjustment
• Monitor the distribution, obtaining of pricing and option PO’s for the decorator plans.
• Review option PO’s for all items depicted in decorator plans
• Monitor the timely collection of samples required for Sales office displays
• Monitor the timely preparation of option and warranty information books
• Conduct options training for Sales Agents and Project Superintendents
• Monitor the timely preparation of option PO’S
• Review and initial option PO prior to release to subcontractor

Secondary Responsibilities:

• Responsible for cut-off dates for each phase as released
• Responsible for price/cost maintenance in JDE
• Model close out cost reconciliation with JDE, E1 & MIMS
• Prepare Option book for each community and plan Reporting Responsibilities:
• Attend value engineering meetings at pre-design
• Attend project kick-off meetings and decorator presentation meetings
• Attend model walk for option installation review
• Prepare the options section of Schedule I report for Sales
• Prepare mark up/margin report 2 weeks prior to sales release

Accountability:

• Accountable to the Vice President of Operations
• Accountable for new project set up of options pricing worksheets
• Budgets and ISI commission approval and accuracy.
• Accountable to upload information into ICMS
• Accountable for accurate pricing, mark ups and margins of min 35% in total

Minimum Qualifications:

• 3 years options buying, processing with home builder or design center
• Computer Skills – JD Edwards a plus, Excel, Word, Power Point, Outlook Must be computer literate and able to effectively operate the following software programs:
           1. Microsoft Word, Excel, Outlook, Project
           2. JD Edwards
• Detail oriented with organizational skills a must
