Director of Development - Hotels

Location: Orange, Los Angeles, and San Diego Counties

Position Purpose: Working with the principal to develop and manage the complete construction project from start to finish.

Client: Extremely successful hotel developer, owner and operator.

Job Responsibilities


• Work with private and public officials regarding obtaining all project entitlement approvals
• Attend public hearings and meetings as necessary to ensure applications are moving along efficiently
• Effectively manage municipal zoning and code compliance for each project
• Identify, vet, help select, and direct design teams, GC, and development consultants to plan and execute successful, financially viable development projects

• Review schematic, design development, and construction document drawings
• Work with Design Team and GC to create an efficient and streamlined construction schedule
• Develop prelim budgets and work with GC to create final hard cost budgets
• Lead the development and management of owner supplied product not on GC budget

Construction & Closeout

• Provide leadership and guidance for the design administration and construction teams from pre-construction to project opening
• Manage the day to day activities of the development/construction project, including all scheduling, budget updates, quality control, design modifications, permitting, and other necessary coordination
• Administer all submittals, shop drawings, requests for information, exposure logs, change orders, payment application, lien waivers, insurance certificates, and invoices utilizing appropriate standard operating and filing procedures
• Ensure site is complying with required safety policies and procedures;
• Closeout the project including account/contract reconciliation, tax coordination and appropriate city filings
• Ensure regular reporting to company executives


Educational/Work Experience Requirements

• Architectural or Construction Management degree from accredited four year college or technical school
• Minimum 5-10 years of experience as Project Manager/Owner’s Rep
• 5 years of experience on select service hospitality projects, including new builds as well as renovation management.
• Firm understanding and experience with public planning, entitlement, and permitting
• Demonstrated ability to manage project scope, quality and budget, and to analyze, balance, and implement value engineering alternatives relative to overall project objectives
• Extensive experience with Bid Packages, Award Phase, Contract Administration and Coordination, Construction Phase, Cost Reports, Permits, Building Codes
• Strong track record managing subcontractors/general contractors
• Well organized, detail oriented, and excellent analytical skills
• Good presentation skills, and excellent oral and written communication skills
• Strong staff training and management skills; enthusiasm and team building spirit
• Strong understanding of construction and engineering fundamentals
• Experience with major renovation projects
Technical Requirements
• Proficiency in Microsoft Office (Word, Excel, Outlook, Access, PowerPoint)
• Proficiency in Microsoft Project, computerized timelines, flow charts, purchasing, inventory control, expediting reports, punch lists, etc.
• Proficiency in CAD software
Compensation commensurate with experience
