    PROJECT MANAGER

     

    Company:

    Our Client is a full service real estate investment and management company with a diverse portfolio of office (over 13 MSF) and industrial properties (over 26 MSF) in major markets throughout the Western U.S. including California, Colorado, Washington, Oregon, Arizona and Nevada.  They are a privately held company that was founded in 1991 and are comprised of 160 employees. Our Client consists of several real estate investment funds with multiple investors including endowments, foundations, pension funds and high net worth individuals.

    Essential Duties & Responsibilities:

    • Work to efficiently manage development & capital projects through all phases of project development including entitlements, design, bidding, permitting and construction. Projects will be located throughout the company's Portfolio with some travel required.
    • Direct accountability for budgets and schedules on individual projects. Responsible for hiring and supervision of architects, consultants and contractors, monitoring progress, reviewing contracts and approval of payments. Negotiations and preparation of contracts, work authorization of change orders, close out packages, etc.
    • Works with teams to develop conceptual budgets and schedules.
    • Understand goals and fundamentals (i.e. budget scope, lease structure, schedule constraints, etc.) involved in each project to best deliver successful projects.
    • Assist the team with Cities and Governing Agencies in obtaining approvals as needed for projects. Identify potential roadblocks and develop strategies to mitigate impacts or delays.
    • Assure accurate budget variance reports and schedules for projects. Drive value engineering efforts as needed and timely performance of the project teams.
    • Coordinate and manage internal approval processes for design, budgets and other project related issues.
    • Coordinate and communicate with Property Management team on project activities on a weekly basis. Ensure Project Close Out files are retained in respective property management office files.
    • Communicate status of all projects at weekly meetings with Management.
    • Build relationships with internal and external teams including Regional Operations Managers, Property Managers, vendors, consultants and contractors to best deliver projects and services.

    Qualifications:

    • Candidate should have 5-7 years experience and posses a four year degree.
    • Preferred candidate will have a background in office & industrial building design and construction with an emphasis on renovations and redevelopment.
    • Desirable experience includes new shell/core construction, major renovations, and sophisticated tenant improvement/interior work.
    • Candidate should possess strong communication skills and the ability to multi-task with multiple people, good organizational skills and attention to detail.
    • Strong knowledge of Microsoft Word and Excel is required.
    • Highly desirable for a candidate to possess design experience or an architecture background.

    • Collaborate with various departments throughout the development process to ensure timely completion of all objectives and milestones
    • Develop feasibility modeling, including capital costs budgeting, pro forma return measurements and valuation methodologies.
    • Is fluent with project entitlements and implementation of approval requirements.
    • Create “currency” for negotiations with Governmental authorities to achieve project approvals.
    • Run multiple and complex entitlement processes.
    • Close transactions on terms that benefit and protect the company.
    • Other projects and duties expected of a development manager of the real estate department.

     Qualifications:

    • A Bachelor’s Degree in Business Administration or Civil Engineering required
    • A minimum of 5-10 years of experience in the development of multiple properties on national basis and/or retail chain development experience
    • Experienced in leading teams
    • Proven experience in the underwriting and valuation of development opportunities; land acquisitions and underwriting transactions
    • Strong analytical, problem solving, strategic planning, and project management skills
    • Knowledge to assess and mitigate risks in the transaction, entitlement and development processes
    • Excellent negotiation skills with the ability to sell your ideas and the rationale behind them
    • Has exhibited a high degree of self-motivation, integrity and success in past endeavors
    • Excellent written and oral communication skills
    • Ability to understand the difference between efforts and results
    • Ability to handle multiple priorities and projects simultaneously

    It’s another end of the year message. Though I do feel that the end of this year is different from the end of ’15,’14,’13. Those years were hard recovery years. Yes business slowly came back from the recession but it wasn’t “fun”. It seemed everyone was scared of their own shadows and worrying every day that the roof would cave in again. Each year was painfully the same as the one before it and people just seemed, well, depressed. 2017 just has a ring to it and we’re already seeing a different mentality as we finish out the year. We are being hit with all sorts of new assignments from clients (both old and new) as their business plans project strong future growth kicking off in  2017. Businesses are bullish and it seems like candidates are finally venturing out as well.

     

    Candidates/talent, I know it’s been scary thinking about changing jobs in the last couple of years. Most of the opportunities where more project oriented than career oriented but that seems to have changed as well. Businesses coming out of the recession had a lot of “moth-balled” projects that needed to be dusted off and executed but there wasn’t much of a pipeline behind that which would support long term career growth and candidates could sense that. It felt too risky to jump from a secured job into one that might only last 18-20 months. Now our clients (businesses) have long term growth plans, there is a future that appears longer and brighter than before and the types of positions we have support that.
