    Reports To:

    Specific Responsibilities:

    • Produce initial option list to be sent out for bidding purposes
    • Maintain top 5 Customer Satisfaction as measured by Eliant for Options/Design center
    • Visit competing projects to ensure current offerings are consistent in the market
    • Meet with supplier regularly review the options program for current market trends
    • Compile costs from subcontractors already under contract for that project
    • Continue to monitor option costs from subcontractors during production
    • Prepare Option Pricing Spreadsheet
    • Download options retail prices into JDE options master
    • Download options contract prices into JDE contracts
    • Download option retail prices and option numbers to ICMS
    • Produce FINAL Option List
    • Training of sales agents and management of 3rd party designers on all aspects of Option program
    • Inform Sales/Marketing department if retail prices need adjustment
    • Monitor the distribution, obtaining of pricing and option PO’s for the decorator plans.
    • Review option PO’s for all items depicted in decorator plans
    • Monitor the timely collection of samples required for Sales office displays
    • Monitor the timely preparation of option and warranty information books
    • Conduct options training for Sales Agents and Project Superintendents
    • Monitor the timely preparation of option PO’S
    • Review and initial option PO prior to release to subcontractor

    SUPERINTENDENT - RETAIL CONSTRUCTION

     

    Superintendent will be responsible for the field operations on retail construction projects in order to achieve timely and profitable completion of each project. This position will also be responsible for directly supervising field labor force, including subcontractors and laborers.  The Site Superintendent will act as a strong leader for the field team and show a thorough understanding of all associated trades within retail/commercial construction projects.

     

    ESSENTIAL FUNCTIONS

    • Manage and direct employees and subcontractors to complete job in accordance with the construction phase plan and schedule
    • Maintain organized records for deliveries, inspections, submittals, and shop drawings
    • Responsible for all layout work for the subcontractors; confirm subcontractors perform their scope of work in accordance with layout and dimensions
    • Coordinate with all trades onsite to ensure they can perform their scope without interfering with other jobs
    • Work closely with client and client personnel to schedule deliveries and coordinate owner supplied/installed items
    • Identify and report site and drawing discrepancies
    • Assist all trades in dimensional layout and report inaccurate drawings to the project manager
    • Maintain the Company and OSHA site safety compliance
    • Create and submit detailed and accurate field reports on a daily basis

    EDUCATION AND EXPERIENCE

    • High school diploma or equivalent
    • Minimum 5 years of general labor, fixture & millwork installation, construction or skilled craftsmanship experience preferred
    • Minimum 3-5 years of experience as a lead superintendent in retail/commercial general contracting with verifiable work history
    • OSHA Certification preferred
    • Open store remodel experience preferred

    Summary of Expectations: The Candidate should demonstrate a well-rounded mix of general administrative abilities, landlord/tenant law and solid Affordable Housing management knowledge. The candidate should possess the ability to compose solid, coherent correspondence, and to track a portfolio of properties. The position calls for the detail-orientated person as opposed to a generalist. We prefer a doer (hands-on) as opposed to a delegator. This position will oversee 3 sub-regional managers with their own portfolios so solid leadership is key.

    Specifics of the Position: The specific requirements of the position include:

    • The Regional Property Manager directly supervises the performance of a portfolio of assets with the ultimate accountability for operating each within all financial and operational expectations.
    • Delivers all property budgets and annual plans to Owners by required date. 
    • Reviews Market Surveys and adjusts Rent Schedules at least monthly.
    • Responsible for developing and maintaining a current marketing plan for each community.
    • Performs regular management of Delinquency Report and NSF and collection procedures to ensure maximum potential collection of income.
    • Reviews paperwork on new rentals, move-ins and move-outs, make ready status, budget control, renewals, marketing, etc. during onsite visits to ensure company policy and procedure is being followed.
    • Meets as required with senior management to review financial and operational performance.
    • Maintains a regular schedule of property visits and inspections of all operational aspects of the communities.
    • Actively supervises a team of sub-regional and onsite property management staff.
    • Provides clear, precise and consistent communication to site team members, performs ongoing training, coaching, counseling, etc. to ensure that the team is working at its maximum potential within a collaborative work environment.
    • Responsible and accountable for recruiting, hiring, training, mentoring and the ultimate success or failure of each hire.
    • Conducts regular performance and wage reviews with staff including Property Managers and Maintenance Supervisors.
    • Responsible for ensuring that all staff members in all departments operate within OSHA standards and company safety and general policies at all times.
    • Practices and promotes cross functional teamwork among all associates.
    • Travel and overnight stays required every few months.
    • Works on special projects and performs other duties as assigned.

    Qualifications:

    • Minimum 5 years affordable multifamily (LIHTC) property management experience

    CONSTRUCTION MANAGER

     

    Company:

    The Construction Manager will be responsible for the design, permitting and construction of company facilities across the western US. They are looking for a high energy, "can do" individual that enjoys a fast pace and diverse workload in a dynamic environment! You will be managing a wide array of challenging projects across the Pacific Northwest. Experience with heavy construction combined with deep knowledge of civil engineering and site work/infrastructure challenges is a plus.

     

    Essential Duties & Responsibilities:

    • Provide site analysis and recommendations to real estate department and site acquisition personnel.
    • Lead due diligence activities, which would include review of surveys, soils and environmental reports.
    • Ensures that the construction assumptions and project risks have been identified and addressed.
    • Select and supervise the design/engineering consultants from initial due diligence through site plan approval and construction.
    • Reviews all drawings and make sure they conform to the company design standards.
    • Develop and prepare project budgets and cost estimates. Ensure that project budget stays within budget.
    • Develop schedules and maintains targeted completion dates. Understands how to manage milestones, and bring appropriate resources to challenges impacting the schedule.
    • Responsible for identifying and assigning General Contractors and negotiates, recommends, and approves contracts with GC’s.
    • Responsible for completion of company construction projects as assigned. Ensure that coordination and regular communication of overall project occurs between design professionals, construction, real estate and others involved in the planning and construction of company projects. Advises management of any project delays or budget challenges and identifies alternate actions to maintain schedules and budgets.
    • Verifies the accuracy of General Contractor's monthly application for payment and provides approval.
    • Monitors all inspections or corrections required by governing agencies.
    • Maintains public relations with neighbors, inspectors, GC's, subs' and trades persons.
    • Coordinates final acceptance, inspection, and scheduling of occupancy.
    • Upon completion of projects, reviews all warranties, O&M manuals, completion of the final punch list required by the contract documents.

    Qualifications:

    • At least 7-10 years construction management experience in a major chain or multiple location organization for either a General Contractor or Owner's Representative - preferably overseeing ground up big box construction with major site work
    • Must have demonstrated experience with a full array of heavy construction combined with new and renovation type projects.
    • Must possess strong project accounting skills, including budget development, ongoing project cost monitoring and large money contract management.
    • Must have worked in a major corporate environment
    • An undergraduate degree from an accredited 4-year University
    • Excellent negotiation and communication skills
    • Strong computer skills (MS Suite office of programs including Word, Excel, Access, Project and Primavera-Expedition)
    • Previous experience in a Project Management role with a General Contractor is a plus.

      **Frequent travel is required**

     

    Compensation:

    • Paying up to $120,000 base + bonus 30k estimated + 250 Ristricted Stock Units (RSUs)  
    • Base depends on experience
    • Bonus based on performance

    It’s another end of the year message. Though I do feel that the end of this year is different from the end of ’15,’14,’13. Those years were hard recovery years. Yes business slowly came back from the recession but it wasn’t “fun”. It seemed everyone was scared of their own shadows and worrying every day that the roof would cave in again. Each year was painfully the same as the one before it and people just seemed, well, depressed. 2017 just has a ring to it and we’re already seeing a different mentality as we finish out the year. We are being hit with all sorts of new assignments from clients (both old and new) as their business plans project strong future growth kicking off in  2017. Businesses are bullish and it seems like candidates are finally venturing out as well.

     

    Candidates/talent, I know it’s been scary thinking about changing jobs in the last couple of years. Most of the opportunities where more project oriented than career oriented but that seems to have changed as well. Businesses coming out of the recession had a lot of “moth-balled” projects that needed to be dusted off and executed but there wasn’t much of a pipeline behind that which would support long term career growth and candidates could sense that. It felt too risky to jump from a secured job into one that might only last 18-20 months. Now our clients (businesses) have long term growth plans, there is a future that appears longer and brighter than before and the types of positions we have support that.
