  • 1512 Superintendent in Retail Construction - Orange County & Inland Empire, California (2)



    Superintendent will be responsible for the field operations on retail construction projects in order to achieve timely and profitable completion of each project. This position will also be responsible for directly supervising field labor force, including subcontractors and laborers.  The Site Superintendent will act as a strong leader for the field team and show a thorough understanding of all associated trades within retail/commercial construction projects.



    • Manage and direct employees and subcontractors to complete job in accordance with the construction phase plan and schedule
    • Maintain organized records for deliveries, inspections, submittals, and shop drawings
    • Responsible for all layout work for the subcontractors; confirm subcontractors perform their scope of work in accordance with layout and dimensions
    • Coordinate with all trades onsite to ensure they can perform their scope without interfering with other jobs
    • Work closely with client and client personnel to schedule deliveries and coordinate owner supplied/installed items
    • Identify and report site and drawing discrepancies
    • Assist all trades in dimensional layout and report inaccurate drawings to the project manager
    • Maintain the Company and OSHA site safety compliance
    • Create and submit detailed and accurate field reports on a daily basis
    • Build documents for change order acknowledgement and complete client closeout documents
    • Work closely with project manager to identify change orders; submit the proposed change order documents as they are identified
    • Complete all client punch lists; document completed punch list items and forward to project manager for verification
    • Coordinate inspections with inspectors as required



    • High school diploma or equivalent
    • Minimum 5 years of general labor, fixture & millwork installation, construction or skilled craftsmanship experience preferred
    • Minimum 3-5 years of experience as a lead superintendent in retail/commercial general contracting with verifiable work history
    • OSHA Certification preferred
    • Open store remodel experience preferred

Use judgement to identify necessary adjustments to project scope, approach, or deliverables based on changing requirements.     • Enforcement of the subcontractor's agreements.

    • As required, initiates and/or tracks the flow of information between all parties by way of RFI, RFP, Transmittal, Memo or otherwise, as they pertain to individual Monitor and reports to the Senior Vice President of Project Management all outstanding Change Orders, RFI's and Claims. Responsible for full documentation daily logs, charts of accounts of each project under his or her direct supervision is maintained.
    • Leads project meetings with internal and external stakeholders to monitor and support the project’s ongoing progression.
    • Oversees project reporting that accurately tracks site progress, events, inspections and other relevant information
    • Advise senior level management of potential problems, work interferences or schedule difficulties, while assisting in circumventing or mitigating such conflicts.  Assist involved contractors in resolving problems.
    • Major contributor to development of a thoughtful project pre-plan which includes a CPM schedule, work sequences, manpower utilization, material handling and storage requirements and equipment use.
    • Use current construction management system to perform record-keeping tasks including, composing daily diaries, maintaining project logs and retrieving RFIs, submittal logs and agreements.
    • Provide liaison between project management, field engineering, estimating and specialty contractors to ensure construction complies with plans, specifications and company quality standards and that the project is completed on time and within budget.

Kipp Gillian is a Mechanical Engineer (University of Arkansas, Fayetteville, Arkansas) who started his career in real estate development and construction management in 1994 as a project manager for Vratsinas Construction Company, a TOP ENR design build firm with a massive focus in retail construction. He transitioned to the client side under the VCC flag as an Owner's Rep and project manager for Jacoby Development of Atlanta, Georgia. Under these two roles Mr. Gillian built shopping center and office product up and down the Eastern seaboard and the Midwest.

    In 1998 Mr. Gillian moved to Los Angeles to open the West Coast office for VCC and continued to build retail and mixed use product throughout Southern, California. In 2000, Mr. Gillian took his real estate career in a new direction. After receiving calls from numerous recruiters that all knew little about real estate development, construction and/or architecture he felt there was a calling for a true "Agent" for the industry. On that note Mr. Gillian set out to create Gillian Executive Search, Inc.
