    SUPERINTENDENT - RETAIL CONSTRUCTION

     

    Superintendent will be responsible for the field operations on retail construction projects in order to achieve timely and profitable completion of each project. This position will also be responsible for directly supervising field labor force, including subcontractors and laborers.  The Site Superintendent will act as a strong leader for the field team and show a thorough understanding of all associated trades within retail/commercial construction projects.

     

    ESSENTIAL FUNCTIONS

    • Manage and direct employees and subcontractors to complete job in accordance with the construction phase plan and schedule
    • Maintain organized records for deliveries, inspections, submittals, and shop drawings
    • Responsible for all layout work for the subcontractors; confirm subcontractors perform their scope of work in accordance with layout and dimensions
    • Coordinate with all trades onsite to ensure they can perform their scope without interfering with other jobs
    • Work closely with client and client personnel to schedule deliveries and coordinate owner supplied/installed items
    • Identify and report site and drawing discrepancies
    • Assist all trades in dimensional layout and report inaccurate drawings to the project manager
    • Maintain the Company and OSHA site safety compliance
    • Create and submit detailed and accurate field reports on a daily basis
    • Build documents for change order acknowledgement and complete client closeout documents
    • Work closely with project manager to identify change orders; submit the proposed change order documents as they are identified
    • Complete all client punch lists; document completed punch list items and forward to project manager for verification
    • Coordinate inspections with inspectors as required

     

    EDUCATION AND EXPERIENCE

    • High school diploma or equivalent
    • Minimum 5 years of general labor, fixture & millwork installation, construction or skilled craftsmanship experience preferred
    • Minimum 3-5 years of experience as a lead superintendent in retail/commercial general contracting with verifiable work history
    • OSHA Certification preferred
    • Open store remodel experience preferred

    The FF&E and OS&E Manager is responsible  for directing and overseeing the logistics cycle, from planning phase to installation of FF&E procurement.  Will lead all sourcing activities for OS&E, materials and services, building services, maintenance equipment and parts, along with commodities and services  The position oversees the issuance of all purchase orders for FF&E packages, vendors for projects and works in close collaboration with internal stakeholders and external constituents to ensure all company standards are being upheld.

     

    Essential functions and responsibilities:

    • Negotiate and write best-practice and supplier contracts.
    • Works with project managers, end users and third party vendors to ensure that the scope of work specific to FF&E is on time and aligns with the company’s standards.
    • Reviews floor plans and product specifications provided by design team to ensure they meet applicable requirements.
    • Prepares reports and updates on projects.
    • Schedules and coordinates with various trades for the installations of products and budget tracking for all FF&E.
    • Provides estimates and issues work orders to meet project FF&E budget and deadlines.
    • Reviews and coordinates procurement packages prepared by design team.
    • Execute and broaden “best-practice” procurement techniques for products and services procured for his/her projects including, but not limited to:
      • Designing the optimal sourcing strategy for a specific project to deliver the right product, at the right quality, at the right time, for the best possible price.
      • Writing and ensuring interdisciplinary compliance with a detailed procurement schedule for each project.
      • Creating and managing consolidated RFPs to maximize spend and optimize price.
      • Driving the use of direct sourcing and low-cost country sourcing techniques and relationships.
      • Executing strong negotiation skills that simultaneously build strong supplier relationships and minimize total cost of ownership for his/her internal customers.
    • Lead and advise an interdisciplinary team of internal employees and internal/external stakeholders (e.g., designers, vendors, internal customers, project managers) through al steps in the procurement process for products and services for all assigned projects, specifically:
    • Spec Design Consultation: advising internal customers on the viability and costing of proposed designs and specs, including available alternatives.
    • Budget Development: advising on the budgeting for OS&E/Facilities materials and services for assigned project, with the focus on minimizing final spends.
    • Sourcing: leading best-practice sourcing techniques for all products on all projects, including the use of low-cost country and direct sourcing.
    • Interface with FLAG Rosewood
    • Travels to vendor facilities to review work in progress.
    • Review/approve purchase orders and coordinate all purchase orders with design teams.
    • Coordination with operations on OSE design selections.
    • Performs other duties as assigned.

    Qualifications required:

    • Exceptional communication skills (written + verbal).
    • Flawless grammar and email etiquette.
    • At least 5 years of supply management experience with spend responsibility of at least $50 million.
    • Previous experience working in a luxury resort setting.
    • Experiences in writing FFE specifications and procurement is required.
    • Experience in conducting bid processes (RFI, RFP and informal bids).
    • Supervisory Experience.
    • Organization skills to function effectively with attention to detail while meeting established deadlines.
    • Excellent self-management and organizational skills.
    • Ability to multi-task across multiple projects and prioritizes under pressure of deadlines: knows how to escalate appropriately.
    • Strong analytical, collaboration, and problem solving skills.
    • Organizational skills to function effectively under time constraints, within established deadlines and attention to detail, effective listening abilities with strong judgment skills, maintain a professional image and enthusiastic attitude at all times, especially when traveling on business.
    • Exceptional leadership skills and the ability to motivate the team toward a common goal; comfortable working in an environment where the success of the business is based on team effort.
    • Work varied shifts, including weekends and holidays when necessary.

     

    Education:

    • Bachelor’s Degree in Architecture, Interior Design or related field.
    • At least seven (7) years of related experience in hospitality or high-end luxury retail.
