    DEVELOPMENT MANAGER

    Our Client is seeking a dynamic individual, with past success as a Development Manager, primarily within the retail real estate market. The Development Manager responsibilities include strategic investment management and project execution relative to redevelopment and development activities associated with the Mid-Atlantic Region’s 7 million square feet of primarily community shopping centers, operating portfolio. Day to day activities include partnering with the VP of Development and other key constituents such as leasing, property management, financial analysts, and asset managers to plan, build, and deliver desired economic results with a high degree of quality design creating that "great place" for consumers and tenants at Federal Realty's community shopping center assets.

     

    Responsibilities:

    PROJECT MANAGER, Multifamily Capital & Renovations

     

    General:

    The Project Manager will help lead the management and execution of multifamily renovation and  capital improvement programs for multi-family properties. 

    Reports to: Vice President, Capital & Renovation

     

    Acquisition/Underwriting:

    •  creating scope of work and budget documents for new acquisitions.
    • Manage organization of due diligence documents.
    • Research and report on outstanding municipal issues.
    • Oversee due diligence inspections and bid procurement with appropriate third-party contractors.

     

    Operations/Execution:

    • Oversee departmental contract processes including the creation of RFP’s and subsequent publication.
    • Support the creation of estimate cost analyses for project awards.
    • Help lead coordinated design efforts among all consultants and staff, sourcing of material samples.
    • Insure the proper development of boiler plate scopes of work and specifications for use in completing recurring projects.
    • Manage department construction schedule and budget projections for use in updating internal management team.
    • Attend coordination/kick-off meetings with asset management and property management – establish staging details, sequence, schedule, scope, resident correspondence, etc.Coordinate project progress meetings with team members and stakeholders.
    • Manipulate design drawings to include information pertinent to ongoing projects.
    • Confirm work is being contracted consistent with the terms of partnership and lender agreements.
    • Create and document all capital approvals, maintain accurate department files of expenditures year to date.
    • Aid in the research and identification of new subcontractors to maintain competitive pricing.
    • Insure the scheduling of interior renovation projects
    • Provide regular updates to management team.
    • Other duties as assigned.

    Accounting/Reporting:

    • Organize annual budget development efforts including document creation, scheduling and final review for accuracy.
    • Manage preliminary capital approval documentation.
    • Contract administration.
    • Assist accounting department with timely payment processing.
    • Oversee lose-out retention payments.
    • Oversee the Packaging and binding of all completed contracts and warranty information following project completion by staff.
    • Job Cost review by scope of work by CSI and G/L codes to confirm accuracy in reporting for individual unit interior upgrade components and general exterior projects.

     

    Qualifications:

    • Bachelor’s degree required.
    • Minimum of 3 years’ experience in multifamily residential construction (CapEx and renovations strongly preferred).
    • Open to 10% travel.
    • Advanced knowledge of Microsoft Word and Excel required, intermediate knowledge of Microsoft Project and general knowledge of Sage300/Timberline or accounting software equivalents.

     Salary between 115K to 145K (maybe more based on experience) plus performance bonus.

    Real Estate company is currently seeking a Construction Project Manager for our Orange County Office.  The successful candidate should be a motivated self starter who is energetic and able to work in a fast paced organization. This position will supervise and coordinate activities of construction labor, foreman and subcontractors to ensure a safe job-site, quality construction all within scope and budget.

     

    Responsibilities include but are not limited to the following:

    • Oversee and direct construction projects from conception to completion
    • Oversees its organization, scheduling, implementation, and completion
    • Establish critical path schedule
    • Order suppliers, materials, and hire subcontractors to complete projects
    • Update owner on job progress, schedule changes, change orders, job costs, and other project information on a regular basis
    • Investigate accidents, complaints, or other situations and work with all parties to implement corrective action
    • Represent company in project meetings with owner, architect, engineers, county/city staff, subcontractors and suppliers
    • Review and approve all supplier invoices and subcontractor applications for payment
    • Conduct and participate in safety meetings

    • Minimum of 3+ years related experience as a Project Manager

    Job Summary:

    Review and underwriting of the company’s Development Projects.  Establishment and maintenance of relationships with developers in the company’s core markets.  Familiarization with and reporting of market conditions and development opportunities in those markets.  Maintenance of ongoing relationships with the company’s existing development partners.  Presentation to Executive Committee and Board of Trustees for review and approval of said projects.  Coordination with Asset Managers, Capital Projects Managers and Property Managers to assure compliance with underwriting and development goals.  Direct Project Team, consisting of self and Development Manager for the project; to verify project budget and schedule and compliance with corporate standards.  Follow-up on construction documents, permitting, construction and close out to assure compliance with approved schedule, specifications and budget.

     

    Primary Responsibilities:

    • Evaluation and management of multiple developments on a regional basis with travel involved.
    • Origination of new development projects, including negotiation of contracts and development agreements. Obtain approval of contracts and agreements with Executive Vice President and Executive Committee.

    • Oversee the development of new apartment communities from inception through final project completion and closeout.

    • Due Diligence review and reporting.

    • Prepare Underwriting Presentation for Executive Committee review and verbal and written presentation to Underwriting Committee for approval. Prepare written presentation to Board of Trustees.

    • Prepare underwriting model for all assigned development projects.

    • Receive and analyze all costs, rent levels, unit mix, expenses, income assumptions, and market information provided by developer, create pro-forma budget and make recommendations to Developer and the company regarding same.

    • Direct Development Manager in preparation of final project underwriting budget and schedule. Involve Development Manager at inception of process to assure timely flow of information

    • Complete critical path schedules with assistance of the developer and Development Manager.

    • Hold regular Team Meetings with Development Manager, Developer’s key personnel and consultants on the development’s progress and recommend necessary changes.

    • Report regularly, verbally and in writing on progress of projects.

    • Represents the corporation in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, coworkers and the general public.

    • Performs other duties as necessary.

     

    Job Qualification Requirements:

    Knowledge/Experience:

    • Bachelors Degree in Real Estate, Finance, or Design Disciplines such as Architecture or Urban Planning, or 7-10 years of new development project management experience required.
    • Machines, Tools and Equipment, Software:
    • Computer with Internet and e-mail capabilities, Telephone, Facsimile, Photocopier, Vehicle.  Spreadsheet, including Microsoft Excel, word processing, including Microsoft Word, Outlook, various scheduling software, including Microsoft Project.
