    DEVELOPMENT MANAGER

    Our Client is seeking a dynamic individual, with past success as a Development Manager, primarily within the retail real estate market. The Development Manager responsibilities include strategic investment management and project execution relative to redevelopment and development activities associated with the Mid-Atlantic Region’s 7 million square feet of primarily community shopping centers, operating portfolio. Day to day activities include partnering with the VP of Development and other key constituents such as leasing, property management, financial analysts, and asset managers to plan, build, and deliver desired economic results with a high degree of quality design creating that "great place" for consumers and tenants at Federal Realty's community shopping center assets.

     

    Responsibilities:

    • Obtain entitlements and permits required to develop the project.
    • Manage the design process and our consultants to achieve project execution.
    • Work with leasing agents to establish merchandising plans and to establish a lease-up schedule.
    • Work with marketing to appropriately market the project to tenants and the general public.
    • Create and manage the development pro-forma.
    • Work with development accounting to create and maintain systems that provide accurate cost reporting.
    • Create and manage the development schedule.
    • Work with general contractors through the design process to confirm budgets, schedules, and constructability.
    • Negotiate construction contracts.
    • Develop lease exhibits and tenant criteria.
    • Review anchor tenant leases.
    • Create and manage the development pro-forma’s and supporting development budgets.
    • Review all tenant lease requirements regarding build-out, TI, or delivery requirements
    • Complete evaluation of existing leases to determine if any restrictions, no-build areas, or other encumbrances exist that may impact viability of the project
    • Perform site development feasibility analysis

     

    Qualifications:

    • 8-10 years of previous experience required with strong experience in retail development
    • Bachelor's degree (or higher) in related field
    • Able to demonstrate in-depth knowledge of engineering and architectural plans.
    • Working knowledge of contract law, zoning law, real estate finance, and construction management.
    • Ability to demonstrate strong financial analysis skills
    • Excellent analytic skills
    • Advanced Excel and MS Project
    • Strong management skills including the ability to motivate and guide a team.
    • Must be a motivated, self-starter with ability to work with minimal supervision and to function in a team environment effectively communicating and sharing information with people in other departments within the company
    • Effective communicator (written & oral) with well-rounded presentation skills.

    Salary: $150k with 15% bonus

    JOB SCOPE:

    The Construction Manager will provide leadership and direction of the management and supervision of the construction of commercial office, industrial and warehouse properties. Projects should be completed within a timely manner (on schedule) and within a defined cost (on budget). The Construction Manager’s responsibilities include  but are not limited to design oversight, estimating, buy-out, contract negotiations, scheduling, consultant management, maintaining budgets, reporting  for new and existing commercial and retail projects. Additional responsibilities may include a supervisory role to field Construction Project Managers, Superintendents, Assistant Project Managers, and Construction Administrative personnel.

    JOB DUTIES:

    • Manage, schedule and coordinate development consultants through the project life cycle (schematic studies, due diligence, design development, construction documents, bidding documents, etc.).
    • Lead the project procurement and project teaming formation; qualifying, bidding, negotiating and awarding of contracts.
    • Provide timely construction cost estimates for a wide range of projects and assist the client in the preparation of the projects development budgets and proforma studies.
    • Establish reporting and managing development schedule.
    • Project manage the pre-construction, construction and closeout phase of assigned projects.
    • Assist in the management of site plan alternatives, preliminary design studies, tenant construction criteria review, architect and engineer coordination and sign program development and implementation.
    • Manage job costs and assist in updates to the project cost control system (on budget).
    • Manage contracting process and contract administration with consultants and sub-contractors.
    • Development and motivation of assigned staff.
    • Leadership in both long term and short term planning for the department and company goals.
    • Interact and communicate (collaboration) with Property Management and divisional peers.

    TECHNICAL/PROFESSIONAL KNOWLEDGE (Knowledge/Skills, Education and Experience)

    • Must be proficient in MS Word, Excel, and Outlook, and proficiency in working knowledge of Timberline helpful.

    Mission Statement of a Construction/Development Recruiter

    Around 15 years ago I had a “moment”. I was watching Jerry Maguire and the movie completely change my life when our main character was sitting with his lap top late one night scribing up his famous “Mission Statement”. In his statement it was about more attention to good clients and about being honorable for those that you represent and work for. I took it very seriously and began working on my own Mission Statement that focused on representing the best firms and best talent in real estate development, construction and architecture. Now this didn’t mean just talent or prestige. It meant everything from attitude, communication, intelligence, respect……the proverbial QUON.

    The other day we heard through the grapevine that a particular recruiter in our industry, the kind that gives recruiting a bad name, was taking credit for a high-level placement that our firm filled. We will leave the name out but, will say for our national clients that this particular person is located in Southern California so don’t worry.  I didn’t find it overly shocking but, it did make me sad for my industry that these people exist.

    Jerry McGuire was enduring a cesspool of dog-eat-dog breed of agents much as good recruiters have to endure these low-breed used car sales people that find their way into our business.

    For those of you that find yourself in close quarters with an individual that’s willing at any moment to take credit for the work of others my advice is to ignore them and rise above. Go back to your Mission Statement and focus on your work.  People will know what you stand for if you get up every day and fight the good fights... that’s all that matters. These other individuals reveal themselves in the end and typically implode; and they will never have the QUON.
